Below Market Rate Rental Program Questionnaire

The gross (before taxes and deductions) income of your household must be at or below 100% of the Fort Collins Metro Statistical Area (MSA) Area Median Income.

Based on choice of housing, it is required to show monthly household income equal to 2.5 times the rent. Does your household have gross (before taxes and deductions) income that is at or above 2.5 times the indicated rent for the rooms/units you are interested in renting?(Required)

You may not be able to submit an application (waitlist placement). The household income must be at or above 2.5 times the rent for the selected rental you wish to apply for.

All household members must be immediate family members, including the employee and spouse/partner, grandparents, children, grandchildren, brothers and sisters. To prevent overcrowding and stress on building systems, the number of people who may reside in an apartment is restricted according to all applicable fair housing laws. The allowance is for two persons per bedroom plus one additional person per apartment. For example, a one-bedroom apartment could house three people, and a two-bedroom apartment could house as many as five people and a three-bedroom apartment as many as seven. Countable assets must not exceed a maximum amount of $________________. Countable assets include, cash, bank deposits, stocks, bonds or other liquid assets owned by the employee household. This does not include personal goods,vehicles, life insurance, pension funds or retirement accounts, education savings account or assets of employees receiving cash assistance or SSI. Participation in the Below Market Rate Rental Program requires a maximum real property assets not to exceed $100,000. Real property includes all land, structures, firmly attached and integrated equipment, anything growing on the land, and all interests in the property which may be the right to future ownership, right to occupy, the right to drill for oil, the right to get property back, use of airspace or an easement. Does any member of your household own real property in excess of $100,000?(Required)

A primary residence (principal residence) is your home where you live the majority of the year. Does your household intend to use the rental as your primary residence?(Required)

The household must use the Below Market Rate Rental Program rental as their primary residence.

Do you have documentation to confirm your household income, countable assets and real property owned such as recent tax returns, recent check stubs, etc.?(Required)

Upon application you will be asked to provide documentation to show how much money each adult in the household makes, countable assets, and real property owned. If a household member makes no income they will be asked to fill out a zero income certification during the application process.
